More Info For Home Buyers

Once your offer is accepted the next step if home inspections are a contingency in the contract is to reach out and get the inspection scheduled with hometime inspections. Typically there is an inspection window of 7 to 14 business days ( this timeline can vary depending on what your agent negotiates for you) to get the home inspection completed.

You may also choose to add on a radon inspection, a wood-destroying insect inspection, or a sewer scope. if these are additional inspections you would like to add on just let the inspector know at the time of scheduling the home inspection. These do come at an additional cost on top of the inspection fee.

You will schedule a time with the home inspector to meet them at the property at the end of the inspection to walk around/ go over the inspector's findings, give payment, and answer any questions that you may have at this time. Keep in mind as the buyer you always have access to Hometime inspections after the inspection if you ever have any questions that may arise. You will also be provided with a home inspection agreement that goes over the items we do and not inspect/the liability of the inspector. This will need to be signed prior to the home inspection being completed. This is typically sent out electronically and is easily accessible via email.

Once you have met with your inspector you will be provided with the home inspection report. This is broken down into three different categories. Category one are major items that we recommend addressing right away, you will find these in the “summary” of the report. Second are upcoming maintenance items that will likely need to be addressed in the near future but are not immediate. lastly are some more minor/basic items that are going to be future repairs/maintenance items. Depending on the terms of your contract at this point you may schedule a time with your realtor and negotiate some of these items to be repaired by the seller prior to the close of escrow.

The radon inspection report and wood-destroying insect report will be emailed to you directly providing you with easy-to-read and understandable results. if you opted for a sewer scope you will be provided with a YouTube link showing you the full sewer along with results of the sewer line accompanied by a written report of condition.
